    There are 3 basic things that tenants look for when choosing a rental home:

    Location

    Desired location varies drastically from perspective tenant depending on a number of important factors such as:

    • Is your rental property close to a Train Station.
    • Is is close to Schools.
    • How close is the rental property to the shops.
    • Is it close to the beach.
    • Any number of reasons as to why your rental property might appeal to a tenant.

    Rental Property Price

    • Price is king! You have to be competative in todays market.
    • Firstly, compare your property with others of similar standard in your area or ask a property management specialist.
    • Property Agents will be happy to place a rental price that is in line with current market conditions.

    Is your Rental Property Clean and Well maintained

    • Everyone agrees that clean and well maintained is what you expect for a rental property.  Unfortunately that is not always the case.
    • By taking care of those little things like dripping taps, gardens that are’nt properly maintained in other words curb appeal you could turn a tenant off your property before they have ever reached the front door.
    • A property that is well maintained and has curb appeal sends a message to a tenant that you care about your property and so should they!
    • Make sure your property is very clean.  Pay attention to cookers, hobs, shower units, cupbards etc and remember if you would’nt take a dirty house then no tenant would either.

    Why use a Property Management Specialist/ Property rental Agent

    Many landlords do indeed place tenants themselves without the help of an agent.  Many do so successfully and without much hassle.  Others will tell you that they will always use an Property Managment Company and the reason these owners do this are numerous.  Perhaps some of the reasons are:

    • Leaving the Country to take up a position abroad.
    • Have experienced difficulties in the past.
    • PRTB regulations and the paperwork involved.
    • Property Management specialists or property Agents are experienced in tenant placement. 
    • We can place your property with a number of web sites for longer at a cheaper rate.  We use not only the internet to advertise your property but newspapers, bill boards and flyers.  WE can reach a wider audiance than the general public and can offer to advertise your property far cheaper than you could.
    • Perhaps you would prefer not to met your tenant.
    • Perhaps a neighbor is looking to rent your property and you would prefer to have an Agent handle all maters pertaining to this property rental.
    • Perhaps you are unsure of the rental value of your property.
    • Maybe you have advertised your property without sucess.

    • Have a holding deposit available to immediately secure a property.  A property is often shown on multiple occasions on any given day, and this can be the difference between securing and losing your new home.

    • A long term lease is 6 - 12 months.  Make sure you state what lenght of lease you are looking for as this could make the difference between getting your deposit back or not!
    • Always check the INVENTORY LIST and acknowledge this in writing.
    • The security deposit is NEVER used as last months rent.
    • Be aware that all perspective tenants should supply a reference and be patient while it is being checked.  This will only take a few days.  Your perspective landlord might look for further information.  Remember he is trusting you with his Rental Property.
    • Think the Apartment, House or Duplex is over priced?  Say so.  Your Agent can present an offer. You should also enquire if anybody else has shown an interest in the property and if so your offer must be a reasonable one.
    • Would like the Apartment, House, Bungalow or Duplex but………………  Say so, your Agent can attach a wish list to an offer.   The old adage “If you don’t ask you don’t get”.
    • Feed back is very important to every landlord …………….How else can they improve their property if you don’t tell them what’s wrong or what’s missing.
    • The security deposit is refundable in full providing tenants have fulfilled their responsibilities.  Make sure all your rent is paid, no damage has occured and most importantly the property is clean and ready to be placed on the rental market again.
    • REMEMBER ONE THING! Tenants are responsible for their own belongings when residing in a rental property so make sure you are covered by insurance. 
  • Did you know that Arklow Town is only approx 10 minutes from Gorey and yet rental property is cheaper in Gorey than in Arklow. The same can be said of Wicklow Town which is approx 3o minutes from Gorey. So why not save money and rent in Gorey,  Co-Wexford.
